Are you looking forward to future Irvine neighborhoods?
Woodbury East is set to open July 11 with townhomes starting at less than $400,000. But other neighborhoods are in the pipeline for 2011.
I live in the northernmost corner of West Irvine, just off Portola Parkway. Since moving here in 2007, I have been intrigued by the development of Orchard Hills, a community originally scheduled to open in 2008; it has now been postponed until fall 2011.
A retail center is in place, Settlers Park is built and a K-8 school is under construction. Plans originally called for about 4,000 homes and speculation abounded that prices would start at $1 million plus.
I like the area and I’m captivated by the views up in Orchard Hills (ever taken a drive up there?). The nearby open space, avocado orchards and hiking trails are also pluses.
Details on Orchard Hills are scarce, other than the first homes for sale will be “luxury detached homes ranging from approximately 2,700 to over 5,000 square feet.” Which means I won’t be able to afford one, but I digress…
Another future neighborhood is Laguna Crossing, to be located off Laguna Canyon Road near the 405 freeway. The community will feature “attached and single-family homes - for entry level, move-up and family buyers.”

Who make you put stuff like this in the blogs?
Will OC need another 4,000 $1 million (plus) homes in 2011, I wonder? Are there really that many households with sufficient income, who want to live together in the same neighborhood, in brand new tract homes sited right next to one another?
I guess 4 years ago, these same houses would have been rolled out at $3 million apiece, so that will make these look like a bargain.
I live in Northpark and am very much looking forward to the Orchard Hills development. Amazing place.

….build it and “they” will come. Have you ever tried to go to Irvine Park on a holiday? I simply can not wait for the masses from Santa Ana, Anaheim, Garden Grove, Stanton, Mission Viejo, Lake Forest etc. to begin their trek to “The Great Park”, traffic, filth, trash, Cadillac Escalades, flank steak, gangs, un attended children, illegal parking, graffit in every public restroom within 2 miles of the park, mariachi music, soccer, un-vaccinated people shopping for pork rindes in your grocery store.
Irvine, are you ready?
Any place in Irvine is wonderful and is far superior to any other place in the world. Asking one to chose, is like asking which supermodel would you like to be best friends with.
Irvine is far superior to any other place in the world? C’mon, let’s be realistic. Irvine is barely even in the top five in Orange County. Newport is to Irvine what Irvine is to Santa Ana.

Really!? Newport? Puleesze! Newport is gridlocked and swarming with 909ers and drunkin bech scum. Irivne is quiet, clean, and beutiful…not mention the safest city in the US. Woodbury is phenonminal, but Orchard Hills looks to be fantastic also.

Gangs and trash…get real! IPD has a grip on that one. This is all planned development with the infrastructure to accomodate thousnands of additional homes. Don’t compare our city to the planning disasters in your own towns!
Hmm. Havent seen any 909ers or drunkin beach scum in One Ford Road. Havent seen then in Bonita Canyon. Havent seen them in Belcourt. Havent seen them in Spyglass Hill, Jasmine Creek, the Port Streets, or on balboa island.
