Irvine and Tustin Homes ~ The ins and outs of the still-desirable Irvine and Tustin real estate market - trends, deals, foreclosures, quirks and all.

Will you be first in line to buy a new Irvine home?

November 10th, 2009, 12:00 pm · 16 Comments · posted by Erika Chavez, Staff Writer

line_startsAre you thinking about buying one of the 685 new homes being built in Irvine in 2010?

Then get ready: Priority Registration begins at 10 a.m. on Dec. 3, The Irvine Company has announced.

They say:

“Demand is high to purchase a home within The 2010 New Home Collection neighborhoods, so be sure to review the Priority Registration Program Overview and then check back with us on December 3rd! Participating in the Priority Registration Program will determine your place on the priority list to purchase.”

The eight planned communities feature everything from condos to single family homes; prices will range from the low $300,000s to the high $800,000s.

There’s an “interest list” for each neighborhood; visit the web site to add your name to the list.

This fine print caught my eye:

“Homes will be sold based on priority order with non-contingent buyers receiving priority over contingent buyers. Each builder reserves the right to pre-sell homes to employees, affiliates, and subcontractors, the number of which will be limited per phase. Sales procedures may be modified at any time as deemed necessary. Providing information above does not guarantee purchase or qualification… Plan, pricing, opening date subject to change.”

PREDICTION TIME: do you think these new homes will sell as quickly as those at Woodbury East have been selling? If so, which communities do you think will prove most popular? If not… why not?

Chime in!

    NO, I will not

  • me says:

No, I won’t be first in line or even in the line. Why? Mello Roos, association fees, property tax. I’m staying in my Irvine condo bought in 1992.

  • anonymous says:

    Nope

  • deedee says:

Have you seen the people building these pieces of crap? These things aren’t even worth half of what their asking. And drive by and look at the top quality building material that is being used. Pass.

  • Ken says:

Ticky tacky little cracker box houses in Irvine. Crap houses with too much taxes, too much association fees and mello roos.

  • lwps says:

Plunk down a big cash deposit, and then watch a builder or subcontractor go bankrupt, just like what happened last week at Brightwater in Huntington Beach? No thank you.

  • gil cottrell says:

You couldn’t PAY me to live in Irvine! Wait till you get your tax bill and water bill!! My water bill was $389 a month when the house was empty and no one was using water of any kind. I threatened to sue the Irvine water District and THEN they refunded the money! HOW DARE THEY rape you with overcharges for overuse… OVERUSE???? There was no one in the house!!!! This is gotten out of hand and Irvines executives are doing WHAT with all the money they are STEALING from their population. Turning off the water was the smatest thing other then moving to Newport Beach!

  • gil cottrell says:

by the way.. why is no one looking to see where all the money goes from overcharging water customers in Irvine? I love this one… Newport Beach is looking to copy Irvine’s billing of water services since they are so successful monetarily! Of course they are… they are rapeing the customers on charges.. of course they are making money! Hey, Why doesn’t the US government copy their system and get all the tax payer money back by taking showers? At the rate Irvine charges.. water costs MOREN THAN Grey GOOSE VODKA! Heck, I’d rather wash my close and shower with that!!!

  • Zombie says:

Not. Unless you want to be a knife catcher these homes are over priced and underdeliver. This is the Irvie Comany pushing the market which with our economy its going to fall on its face as prices start heading downward…

  • CUY says:

I live in Irvine and no plan to buy right now.

  • Omar says:

Your not forced to live in Irvine. We pay the assoc dues and higher taxes to have cleaner, newer, and safer neighborhoods. I can go for a run down the street at midnight and not worry about being shot or robbed. I agree that the cost of living is higher, but the benefits outweight the costs.

Au contraire! If someone is going to commit a crime, the best city to do it in is Irvine…..do it when they least expected it because they feel so “safe” in their city. LOL
